To help the people belonging to the Lower- and Middle-Income Group become independent homeowner, the PMAY scheme come with eligibility criteria and easy documentation. To avail of the benefits under the PMAY scheme, you need to meet the mentioned criteria:

Applicable for

EWS/LIG: New construction, house purchase and addition of rooms, kitchen, toilet etc. to existing dwelling as incremental housing.

MIG I and II: Purchase or construction of house.


A beneficiary family will comprise husband, wife, unmarried sons, and/or unmarried daughters. An adult earning member (irrespective of marital status) can be treated as a separate household.

Conditions to be fulfilled

None of the family members owns a Pucca (an all-weather dwelling unit) House in any part of India

Funded House shall have provisions for basic civic amenities like toilet, water, sanitation, sewerage, road, electricity etc.

For EWS/LIG section, at least one of the owners of the property should be female. However, this condition is not applicable in following scenarios

  • If there is no adult female member in the family, the house can be in the name of male member of the household
  • Loan taken for new construction on existing piece of land or for enhancement / repair of existing house under EWS/LIG category

A beneficiary family should not have availed of central assistance under any housing scheme from the Govt of India
